Tenancy agreement question for Spousal visa

Hi all, things are coming along on my end! We should be getting "officially" engaged next week (eek!) and we already have a court date booked for 5 December. We've done everything in our relationship backwards, so we might as well book the wedding date before getting engaged, right? The ring is actually at my house since the jeweler wouldn't send it overseas!  :P

Anyway...we are going to be seriously looking for a place to live pretty soon...since I won't be able to apply for the visa until after December 5, at the earliest, but my BF doesn't want to have to start paying for a much larger place until absolutely necessary (it will be only him and his son until me and our boys can move over), are we allowed to do a tenancy agreement on a place in December, say, but that isn't available until Jan or Feb? Like if we sign/commit to a place in Dec that isn't available until Jan/Feb, will that suffice as long as we have a signed contract and a letter saying we can all live there? Does this make sense?

Yes, with a lease and letter that will be fine.  I would put a short note in a cover letter and say exactly what you said in this post.   :)
