Yea we were planning of getting out of Hackney but then we thought if we could find a very quite leafy street it wouldnt be half as bad...i agree our budget is tight. I get the feeling that  most yanks  (atleast on this site ) are living in London Via company accomodation etc. so they might not be aware of the budget agents or places to rent.

Thanks ElizabethK i will widen search to include Fincley...If anyone knows of a one bed flat available in the complex they are living at please drop me a line.

Its true the area we have chosen are pricy neighbourhhoods so we will indeed need to widen the scope to include surrounding areas but ideally east london would be our prefferd choice as there is more to do and its closer to the nightlife than other areas but if we find that  " ideal " pad then we will be flexible.

I will email the American agent you guys suggested but i have a feeling she is dealing with high-end clients.

Northwest London upto zone 3 is not that bad either.  I live in zone 2 (West Hampstead) and can be in central London in 15 min and even parts of east central London (Hoxton, Shoreditch, etc.) within 25 min by tube.

I would prefer to pay less then what I am paying for rent and I know West Hampstead is not cheap, but one can find some good deals.  I have seen some places in Loot, thisislondon.co.uk, etc. ranging from £160 to £200 per week for 1 BR in West Hampstead.

we pay out the nose for our place, but we choose to.....i only wish the company paid for it like our neighbor downstaris!  ;)

Thanks you guys...i will be checking out W. Hampstead as well...yea our max for a one bedroom is £170 pcw
( not sure if i mentioned this on previous replies).

I live in Finsbury Park (techincally Hackney) and you'll be hard pressed to find something for 170 a week.  I pay 210 a week for a 1 bedroom.  I wouldn't recommend Manor House at all.  There's a huge council estate there and it's dodgy.  I found my flat through Myspace in Islington.  The agent's name was Paul and he was very nice. 
Love your life, poor as it is. You may perhaps have some pleasant, thrilling, glorious hours, even in a poorhouse. The setting sun is reflected from the windows of the almshouse as brightly as from the rich man’s abode; the snow melts before its doors as early in the spring. Cultivate property like a garden herb, like sage. Do not trouble yourself much to get new things, whether clothes or friends. Turn the old; return to them. Things do not change; we change. Sell your clothes and keep your thoughts…

Kristi, you're paying even more than we are paying in Islington!  :o

There's a huge council estate everywhere.  When I said Manor House, I was thinking of the area near Finsbury Park (the actual park) - there are lots of nice leafy streets with big Victorian terraces.  bvamin is right, NW London has some good spots too. Check out Maida Vale, it's very central, very nice and there are still some bargains to be had on the outskirts.  (lots of Americans live around there as well).

I'm a block from the actual Finsbury Park and if I had to live down near Manor House, I would move ASAP.  The Manor House estate is one of the biggest I've ever seen and it smells like rubbish.  I've walked down that way once or twice and never again.

I've lived since 2 years in a flat managed by Acorn and I'm totally thrilled and happy about the service & care they provide. Fast and professional, a far cry from what I experienced with several other letting agencies (most don't give a damn). Apparently, they "only" operate in South London of which Greenwhich is a really nice borough to live.

Recently, Thamesmead has quite risen as a new living area in London with reasonable rents and mainly new home developments. It's close to the Thames and apparently's got nice river views. Harrison Ingram is a letting agent operating in this area.

I'm quite happy down south here, I lived in north and east London (west unaffordable if you don't like flat sharing  ;) ) and if I had to choose moving within London, it'll be south again (it's also closer to the coast!)  :)
