4 bedroom house for 2K or less pcm?

So guys, do you think its possible to find a 4 bedroom house with garden in London for 2K or less pcm with a commute of 45 min or less to the city center? (it doesn't matter what kind of commute: bus, train, tube, etc.) Like zones 3-4 in west, southwest or south London?

Yes!

More than likely the commute would be by train as it's probably quickest on a day to day basis - but to be on the safe side, i'd factor in maybe 60 mins +10 or so for delays etc.

2K/PCM should get you a very very nice place indeed within the right kind of area of course!

What sort of places around London have you shortlisted?!

Ealing or somewhere in southwest London (we're hoping to get our son in the swedish school at barnes next year so that's a consideration). We were interviewing relocation agents this morning and the one we like the most so far seemed to think we *might* be able to find a 3 bedroom for about that in Ealing but it would be hard-pressed to find a 4bed in southwest london within a 45 min commute of oxford circus for 2K pcm. I don't know if she's off the mark or what. We don't want posh. We want nice, comfy, family oriented neighborhood.

Ealing, yep very nice indeed and quite pricey!

Maybe take a look around the Kingston area? just outside too say like Walton on thames kinda way?

I don't know particular rents there but I'd say they were cheaper than Ealing, also another 'aspect' is though you want 'safe, comfy, family' area - those are exactly the type of places which also are named 'posh' too!

Remember, there's less 'space' in the London areas, so the 'family' orientated thing isn't so prevalent as everyone is so busy in the hustle bustle in the small confines of London, I suspect the 'family' orientated aspect you'd like would be much more prevalent further outside of London itself i.e the places I mentioned above.

What makes that idea there open to debate is that becuase everything is close together in London, there'll be those who say 'well get to a park, recreation ground and it's like any other place for getting to know a community' - which I don't doubt either - I just mean on the 'general' level of things.

See what other UKY posters think as well, help you get more of a picture/knowledge for certain areas and ones to avoid !

ahhh see I was equating posh with the rich and famous not safe, comfy, family-friendly.

Is it possible to squeeze into a 3 bedroom?  If so I would suggest a look at Greenwich.  My wife and I used to live in central London in Marylebone (just North of Oxford St) but soon after she got pregnant we decided to move to a more child friendly neighbourhood.  We visited Greenwich and fell in love with it.  Although it’s close to the city it has a village feel (local butcher, cheese shops, pubs, etc).  We moved into a rental but less than a year later decided to buy and make it a more permanent stay. 

We know most of our neighbours on the street and we often baby-sit each other’s kids.  Most times when we go to the park we run into families we know and chat for a bit.  It is easier for us to meet people though as my wife isn’t working right now so she meets up with friends on weekdays.

Other local attractions are Greenwich Market, the Observatory, the newly opened Planetarium (opened in May), Naval College (once a Royal palace), and hopefully we will get the Cutty Sark back someday.  We just took a boat cruise from Greenwich Pier up to Parliament last weekend for something different to do, our boy loved it.  All these are within walking distance to anyone in West Greenwich.  These make for a very busy/touristy town centre but it is easily escaped in the residential areas. 

As far as commuting, PUBLISHED train times to Cannon Street (City) and Charing Cross (West London) are 13 minutes and 18 minutes, respectively.  Beware published times no matter where you live though, as trains/tubes are always slower during rush hour due to congestion.  I just checked on tfl.gov.uk for travel times to Oxford Circus and it gave 30-35 minutes for a time, which means 45 minutes due to delays.

I’m not sure about schools for older children as I have not researched it yet, but there is a good local school for our boy to attend when he reaches school age.

When we moved to Greenwich in 2004 we got a 3 bedroom on a nice street for £1450 per month.  I think rents have gone up since then, I just did a search and prices in the nicer areas are higher now.  4 beds are harder to find and you would have to pay a fair amount for those.

Anyway, not even sure if you want to be on this side of town but thought I’d throw the idea out there.

I think I mentioned this before, but Acton is fairly cheap.  The town centre looks terrible, but it's a pretty nice area overall.  I shop there for Japanese food... they have a great market and a Sushi Hiro.  Otherwise, your budget is OK for lots of areas, especially if you can look in person.  (You do mean 2000 pounds/month, right?)
