Question on Letting
« on: March 05, 2008, 10:22:03 AM »
I don't have a job.  I'm an international student and it seems a lot more difficult just to get a joint-tenancy because I have to go through paperwork, prove this and that, have a credit check (I simply have no credit - no credit cards!), etc.  Is it feasible to just put the rent money in my boyfriend's bank account and have him rent the place in his name (though I'd be a tennant in the house as well)?

Has anybody done this before?
The chances are there's a reason we've been left here, but I'm not disappointed.  - Idlewild

Assuming your boyfriend is a "desirable" tenant (has a job, good credit history, etc) you can just use him as a guarantor.
And if you threw a party
Invited everyone you knew
You would see the biggest gift would be from me
And the card attached would say
"Thank you for being a friend!"

I have joint tenancy with my boyfriend. When we applied, I gave them letters saying what a wonderful tenant I am, a copy of my loan approval that showed my how much I'd be getting, and a few miscellaneous things like that. Adam provided all the stuff they wanted -- phone numbers of previous landlords, employment history, etc.

The combined application was suitable and we didn't have any problems getting our first choice place.

I think the biggest thing was proving that I had financial resources and a good tenancy history. With those, they didn't mind that my credit check came up completely blank.

You could have it in his name, though. Adam's last place in London was just in his ex's name because he knew things were going to end and didn't want to be liable for how badly she took care of the flat.

If you are ever going to be looking at the unmarried partner visa you will need everything you can get in your name.
