One vs. both names on lease

We signed a new lease today...well, I should say, I signed a new lease today.  Although we expected both DH and I would be on the lease, they instead only put me because I am the only one who they ran the check on (got a reference from my employer and my current landlord).  Our last two landlords also only did the check on me but still named both of us on the lease.  In theory I am okay with being the only one (as I'm the only one paying for it), but are there any reasons why DH might also need his name on the lease?  The landlord said on a practical level it's fine for him to live there, they've got his contact details on file, etc., but what are the reasons why he should also be on the lease?  We are not worried so much about his credit, or getting his name on utilities or a new bank account, or that sort of thing as we are not expecting to settle in the UK.

Thanks for any thoughts people have...I'm sure I am missing something!

If something happened to you, would your DH still be able to stay in the home even without his name on the lease?

If something happened to you, would your DH still be able to stay in the home even without his name on the lease?

Good question...not sure?  If something happens to me though he would have to move back to the US I think anyway, as he's on a dependent visa?

Iwould ask to put his name on the lease otherwise like ImissEngland says, he really has no legal right to live there, nor any legal responsibility to the landlords. Effectively he is your sub tenant. If you want his name on the lease, ask for it to be done, it's quite normal practice and in fact most landlords I have dealt with prefer it.

When BF and I get married, I want both of our names on all the utilities/lease/etc. That way if something ever happened to one of us, there wouldn't be as much hassle of trying to get stuff switched over.

I don't know anything about dependent visas, but even if he does have to go back he would still have to tie up loose ends in the UK.

The IRS will ask for the lease if your return is audited & you are claiming the foreign housing deduction on your US tax return.

Try get his name on the lease, then you could use it as a piece of evidence for ILR.    ;D

But if I am on the lease, shouldn't that suffice?  It's my income that's paying for it so I'm the one claiming the deduction, even if we are filing jointly?

I wonder if the Rent Act 1977 would come into effect in this case?
