Maltoo, I have no idea why you took offense to what I said. I was only talking about my own personal experience. I always have landlords who are incredibly nice to me (never do repairs though) through the whole tenancy then when it comes time to get my deposit back they either ignore me, threaten me, or give me stupid (and false) reasons for keeping it. When I first moved over and was getting used to things I was dumb so didn't look into the rules and let every crappy landlord walk all over me. This is the first time I've actually fought for my deposit back.

I always leave every place I live in in as good of a condition as I moved in, usually better since I live in crap holes that were initially dirty and had all sorts of problems because I can't afford better! Also anything that needs to be repaired is not because I've intentionally damaged anything and just not told the landlord about it! I always tell landlords what repairs need to be done straight away. This time, things just seemed to have all gone to crap towards the end. Anyways I told her before the tenancy ended and she was fine with that.

By the way just an update! I got my deposit back this morning. During my coresspondence with the landlord I told her that before I let her keep any deductions, I want some documented proof of why I owe any money at all. She didn't have any but still continued harassing me. So I told her that we can dispute it on the dps system. She wasn't up for that either so ignored me for a bit. Then I got a final email from her saying she's decided to approve for it all to be given back to me through the system. Goodness, I wish she would've done so from the dang start!

Thanks for all the help and advice guys it really helped me through!

p.s. We're with an agency now and hopefully things will go smoother this time :)

Here's hoping the good karma for landlords will prompt my landlady's brother into coming by to do repairs. He said he'd come by last night, but obviously forgot. ::) Not a huge deal, but a bit disrespectful.

Ugh that's so annoying! I lived in a place once where the landlord came by everyday to harass everyone and then when any mentionings of repairs came, he would say that he'd get on it tommorow. He did that for over a year and nothing ever got done. LL's piss me off so much!

Oh nice. This guy's a nice guy, I think he's just a little scatterbrained. He lives in the same block of flats, though, so it's pretty easy for him to get over here (and I'm sure once I remind him about yesterday, he'll come over pronto!).

That said, we told him about a couple of issues weeks ago, and he never came by to fix them. So....nice guy is only so useful.

Could be because you grouped us (LL) all into one big group! I am happy you got your deposit back, which you should have. I was not implying in my post that you had misused or abused the flat in any way. I was only trying to point out that renters need to have another attitude about their rentals not the old, "well it ain't mine so who cares" one that most (not all) have.

I hope your next LL experience is a better one, good luck.

Maltoo, the UK rental market it a whole different animal so your experience as a US landlord isn't really the same thing.   The UK is somewhat notorious for lacking protection for renters and having bad landlords.

I understand that and I said that I was only making an observation about attitudes. I would have thought that in the UK the laws would be equally protecting of the LL and the tenant.

We were thinking of renting until we found the perfect house I guess I had better read up on LL/tenant law in the UK.

The property you're renting out in the US sounds to be lovely and you sound like a brilliant landlord on the other hand. :)

thank you, if I had my way when we move to the UK we would be selling all our property in the US and getting out of the LL business.

maybe the LL you have had in the past are in the same boat as you and have never had a good tenant (not counting you). After having had a bad experience with a tenant, girlfriend of tenant kicked in the front door and back door less than 2 months into a year long lease & trash in the front yard(garden) constantly,  I can understand the frustration that LL feel when their hard earned property is being abused by tenants who just don't get that our property is dear to us, we worked hard to buy it, maintain it and make it a nice place that you would want to live in (that we would live in ourselves) and to have it treated with disregard and disrespect is heart breaking to say the least.

Not at all. I saw that picture and thought about the your heavy burden of maintenance....
