Parents visiting for 3 months - Visitor Visa necessary?

Checking on this as we are in the initial planning stages but -

My parents (in their late 60s) want to come visit us here in London this summer for a good amount of time (3 months or so). Conveniently my friends are taking extended parental leave for the summer and are interested in subletting their flat (and cats) for a reasonable price to my parents. So far so good.

They will likely want to take a few longer weekend trips to Ireland, Amsterdam, Stockholm etc so I am concerned about their exit and reentry and being questioned at the border all the time. Would it be prudent for them to get visitor visas issued? I can just see them getting stuck in questioning at Heathrow or something.

If your friends are renting that flat, then they will have to check with their landlords if they will allow subletting, especially as they will be visitors to the UK.

If they own their flat, I suppouse they could Airbmb to your parents?
