Land Registration document issue
« on: April 03, 2017, 06:30:31 PM »
Hey everyone,
I received the parcel full of all the documentation from my SO today, as I was going through it I noticed that on the Land Registration document it does not say his name ANYWHERE. Under proprietor it lists the last owner who bought the property in 2003. Now I don't know much about how everything works there, but I'm guessing that this is not going to be adequate to prove he owns the house. He said it's the original that he got when he bought the house.

I told him I'd ask you all just to be sure, but I am 99.9999% sure that it's going to need to have his name on it in order to prove ownership.

If he buys a copy for 3 GBP off of the website it's surely going to be an updated copy right?

Thanks everyone.

You're right, if his name isn't on it, it won't prove ownership.
You can use the website yourself to obtain a copy, you don't need him to do it. It's what most people use.

From what I have read the copy that you can get online does not seem like it would be enough, as it is not legal proof that you own that property.

From the newcomer link: https://eservices.landregistry.gov.uk/www/wps/myportal/ [nonactive] :

Copies of the registers and title plans obtained from this service are for information purposes only and are not guaranteed copies.

If you require a guaranteed copy, please apply for a Land Registry Official Copy. To do that you will need to print and complete a form OC1 Link opens in new window application and post it, together with the relevant fee Link opens in new window, to the appropriate Land Registry office.

You’ll need to order an official copy of the register if you need to prove property ownership, for example for a court case.

You can download online copies of the information for a fee but you can’t use them as proof of ownership.

To get copies to use as proof of ownership (for example, in a court case) order official copies.

So from that I would say we'd need to pay £7 each for the deed and plan, and send in a form to have them posted to me, which I can then send on.

If you feel more comfortable doing that, by all means do but most of the people we see here use the 3pound copy.
Hopefully someone who did will chime in to put your mind at rest.  :)

I'm one of hundreds of £3 copy success stories on this website!  I promise it's enough.   :D
