Mortgage
« on: March 29, 2018, 09:13:01 PM »
Is there a way to get a UK mortgage before having indefinite leave to remain. We have only been in England since July. We would be using husbands income (hes from US). we were just wondering if its just a case of rent for 2.5 years before we can qualify.
USA - UK

Initial Spouse visa approved 1st July 2017
Arrived in UK 3rd July 2017

Next visa approved 28th January 2020

ILR (5 year route) applied 9th June 2022 (Super priority)
Biometrics booked 6th July 2022

There are quite a few threads on Mortgages, and I think your rates might be better with ILR but through a broker you can often find someone who will lend to you. You'll probably want to remortgage after getting ILR, and make sure you consider the tax implications since he is the USC (I'm not the person to answer any questions on those). Good luck finding your home :)

You do know that it's another 2 visas and 5 years in total to ILR?  :)

Give a mortgage broker a call and see.  You won't have luck directly with a bank.

They *may* be willing to proceed forward, but more than likely he'll need a longer work history before qualifying.  And due to not having ILR, he'll need a large deposit and will pay a higher interest rate.

Also be sure to know the ins and outs of tax implications of a US person owning a foreign property.
