Living with Parents - Accommodation Query
« on: August 26, 2018, 10:46:47 AM »
Hello,

This is my first post, and I understand that this question has been asked multiple times, I'm sorry.

I just wanted to get clarification on the requirements for accommodation. We will be living with my parents initially for the VISA process, with the hopes that we can get a mortgage on a house within the next couple of months after my spouse enters the UK. (I heard that's another issue altogether).

What 'proof'/information should be provided for this?

-Letter of authority from parents, signed etc.
- Property inspection report -- Is this needed? It sounds like it'll cost money, and be an inconvenience. HAs anyone submitted this?
- Mortgage statement?

What, if anyone else has been in my situation, put in their application?

Thank you.

You need:

Land registry document showing they are the owners (download online for £3)
Letter from them granting permission to live there

Optional:
Mortgage statement

Yeah, you’ll likely need a couple of years of credit and employment history to buy but cross that bridge when you get to it.

Hi, welcome to UKY and good luck on your upcoming visa application!

For most UK/US couples, getting a mortgage is something that's probably more of a longterm goal after immigrating.  Unfortunately, even if the US expat has absolutely amazing US credit, it will mean nothing in the UK.  For all intents and purposes, the US expat will need to build up UK credit from scratch and upon arrival, will be treated as having no UK credit history.

In addition, sometimes probationary immigration status is a hurdle to overcome as well - until your partner gets permanent residence after 5 years, even with a built up UK credit score, a reasonable mortgage might not be on offer until both parties have good UK credit and settled status.

There have been a few instances where people were able to get mortgages soon after arriving in the UK, but generally only under specific circumstances.  For example:  Being able to put down more than a 50% deposit, having a very high salary/significant financial assets, or where the mortgage was done only in the name of the UK citizen partner and the UK citizen had enough financial clout to qualify for the mortgage solo.

As soon as your partner arrives in the UK, we recommend to try and get a starter credit card to begin building up credit history.  When opening a bank account, see if s/he can get a modest overdraft.  Some banks might offer "new to the UK" packages to help start building credit, and will allow a small overdraft and low-limit credit card when opening an account.

If s/he cannot get approved for a pay monthly phone plan in the beginning, try doing pay as you go for a few months and then try upgrading to pay monthly.  Also, your partner can contact the credit agencies to explain that s/he has a valid visa to be living in the UK but is not a citizen [yet] and so is not included on the electoral roll [yet].

These are probably some of the best ways to try and jumpstart building UK credit as a newly arrived expat.  It is frustrating that if you have wonderful US credit, it means nothing in the UK.

But all this is in the future - focus on the visa first.  :)  And feel free to ask any questions!

Thanks for the replies, I really appreciate them. Mortgage situation seems to be a difficult one, but I'll probably just get the mortgage in my name alone.

In terms of the accommodation, yes I can get a copy for £3 online, however do you think it's worth getting the £7 'official' document?

So far, it seems I just need some sort of deed and a letter from my parents, and perhaps a mortgage statement?

Thanks

About the credit thing...what I did to jumpstart my credit is I opened an American Express in the US and after 6 months I used their global transfers program which opened an AMEX UK account. That helped build my credit tremendously. If they already have one they can open one straight away in the U.K.

My partner was station here in England with USAF, and has originally had a bank account here, and a phone contract but he cancelled it all. Not sure how we could get that back. Luckily, they also have a platinum Amex, so thanks for the heads up about the Global Transfer :) I'll add it ot my list

Does it matter how far in advance this is purchased/printed? Is it like the financial documents?

Nope, doesn't matter.

The ONLY things that must be dated within 28 days of submitting the online application are the financial documents, namely:
- latest payslip
- latest bank statement
- employer letter

What is the employer letter supposed to say?

What is the employer letter supposed to say?

As per Appendix FM 1.7 and Appendix FM-SE, it must state ALL of the following:
- current employment and annual salary
- length of employment
- length of time earning current salary
- type of employment (full/part-time, permanent/temporary etc.)
