House buying in England with no ILR

Wow-just met with our independent mortgage broker who informed us that because my passport was stamped with a 2 year condition (don't have ILR yet-though I should have since my husband and I were living together for 5 years before moving to the UK and had been married for 4 years!)- lenders will not want to lend to me. So, because they'll base it on only my husband's income (regardless of my full-time job), they will lend significantly less because I am viewed as a dependent.

Is there any way to get around this?  Has anyone had this happen to them, only to find a lender who didn't mind about them not having Indefinite leave to remain??

Help! We so want to buy a house. We've been renting for sooo many years, and we have a baby on the way as well :)

There have been a few threads on here about that, but I can't find them now.

I still don't have ILR and we bought our house a few years ago, remortgaged last year.

I think you should call a few more advisors, ask them if they have experience dealing with your situation.  It is definitely do-able.

Our first mortgage was with Lloyds and our current lender is the Chelsea.  Didn't have a problem with either.  I think I had to write a letter to Chelsea explaining my immigration status, but that was it.  No hassle at all.

Becky, that's fantastic news! (About the baby on the way I mean.) Someone recommended a mortgage man to us, and I have to say he was really excellent. You might want to call him. His office is in Bradford on Avon. Derek Something. I'm sorry, I'm no help, but I'll PM you with the info. as soon as I get my hands on it.

It really sounds like you got screwed over with that visa!

i was able to get a mortgage here on a FLR.  however, i had to put a large down payment so that the mortgage lenders wern't at too much risk (they consider me a flight risk)...

Our update is that our mortgage person called around and thinks she's identified a few potential lenders to "take a chance on me". So it looks promising.

don't get discouraged. i've been here since may 2006 & DH & i got a 100% joint mortgage in november. our mortgage advisor had never actually dealt with anyone in our situation before, but he found out that it wasn't as complicated as he thought it might be.

Yay- we've secured a mortgage, and my status didn't seem to matter (it's with Halifax). They only wanted to make sure I had a spousal visa, and everything was fine :)

Thanks guys, we have a found a house and our offer has been accepted so I really feel like things are moving forward. It's pretty much up to the survey now.
