How long did it take your house to sell?

If you've sold your house recently, how long did it take to sell? Was the market in your area good, or slowed down? Did you have to drop your price? Did you have a lot of viewers, or a few? How often or how quickly did you get viewers?

The market here is dead. Nothing is moving. I am starting to panic. Help.

Hi Stella Marie. Our house has been on the market for two weeks and we have only had two viewings.  We have two more coming today and one next Monday. So far I think its been slow, I expected a lot more people coming through the door. We will keep our price "as is" for now but there is a pretty big chance we will have to lower it. Our EA said that just two months ago people were getting the asking price and that now buyers are offering way below asking price.

I think that the 4th rise in interest rates since last September has really started to change things. Unfortunately the BOE is probably going to raise interest rates again next week. Needless to say I am not happy about (our mortgage is already £100 more than it was in Sept) and I am concerned its  going to stall the market even more.

Is your house on the market? If so, when did you put it on and how many viewings so far?

Four months for us. We had about 3 viewings a month.

Ours has been on for a month and not one viewing. Not one. We had to drop the price yesterday. :(

Depends on where you are, I guess. My fiance put his house in SE London on the market and fifteen minutes later, the phone exploded. We had NO idea property was so scarce in our area. I don't know if that means we underpriced it, too, but the seller of the house we want to buy is so hot to trot, we're going to have to grit our teeth and take the best offer at the end of the week (the estate agent counseled us to get bids for a month and take the best one, but we're afraid we haven't the time).

My house in the States hasn't gone on the market yet, and I doubt the story will be quite so happy. Though it's an entry-level sort of house, and those are always scarce.

Hmmm... What sort of advertising is your estate agent offering? We were on rightmove and ever other week in the newspaper 'homes' section.

We're in a high-demand area of Belfast, but apparently the whole market has stalled - combination of interest rates, cooling off the recent price-rise explosion, end of school/beginning of holidays & July coming up (always a bad time for business in Norn Iron).

Adverts have been in the papers, they are online on their own website & with Propertynews (I'll check if we're on rightmove), we even got calls from friends who saw the adverts! But what we're getting from the EA is nothing is moving anywhere in the area at the moment, that they have gotten calls but the price is where the interest stops (and it's the same price as other houses like ours, or it was til we dropped it yesterday). The EA told me of one sale agreed that the buyer backed out of because he felt he could get a better price if he waited a few weeks.

Driving me nuts, and being inside with the rain doesn't help. :( :(
