From doing some searching it could be rot or it could be not enough nails in the floorboards!

You guys seem very keen and sold on this house, regardless of any warning flags.  Which is absolutely fine.

Are you good at DIY?  Are you okay with having projects, repairs, dust, noise, etc in the house while you sort problems out?  Are you okay with spending any budget you may have to "making your home a home" in the health and safety of the home and not decor?  In other words, are you okay with spending money on replacing floorboards and wiring versus carpet and paint?  Or would you rather have "good bones" and use any excess budget on making the house pretty?

At one point, you were really keen on buying the place you rent.  What happened with that idea?  As you know the house is in great condition and liveable.

Ive never seen them flag up a floor for not enough floorboards, but i can't say that definitely wouldn't happen. I personally would just want a follow up, more in depth survey before exchanging contracts/setting the price and purchase in stone.. but that's just me. If you're prepared to buy the house regardless, you might still want the additional investigation to at least know what you're getting into so you can set your budget and make any type of arrangements needed to ensure you can keep your little one safe.

There's nothing wrong with being 100% sold on this house regardless, you just need to be okay with what that may potentially mean for your budget/living conditions for the first chunk of time in the house.

I am fair at DIY but most importantly I am a quick learner so nothing my friend and a few YouTube videos can't teach me. I am very good with cars so I have no problem with getting my hands dirty.

Most important to me and my wife is a sound baseline before any decor. So priority is set for possible rewiring etc. However, the floor issue, if worst case scenario (dry rot etc) would be found we would not purchase the house as it is a massive job.

We were keen but some things were very off-putting. The garage is a third of one complete building housing three garages. Our garage falls onto our land but it needs knocking down as it's old. This brings cost and just legal issues with a party wall etc. We get insects a lot and a lot of dead bees in the house. Plants have started to grow and come through the conservatory floor. Just little things that we were willing to put up with if the perfect house didn't come along
