Land Registry question

Hi Everyone.
So I've been sorting my accommodation evidence when I realised that we do not have an official copy of the land registry title for the house we purchased in 2017. I think I remember discovering this last year and my husband emailing our solicitors about it, but I could not find that email in my inbox. I will ask my husband to look in his when he is home from London, but I am just nervous we won't get one from the solicitor in time. I think I remember in his email him sending a PDF of it, but all I could find was an unsigned copy of the transfer of title.
I just tried to purchase a copy from HM Land Registry website (which btw, the price has been jacked up from £3 to £18!), but it would not process my payment. The little payment box just wiggled back and forth as if to say "no" and nothing happened. I have sent an email to them, but will take a week for them to get back to me. We do have our most recent mortgage summary letter from this July. If all else fails, will this suffice?

You definitely need the Land Registry document. The mortgage statement is an optional extra, but the Land Registry is the one thing you DO need.

However, are you sure you’re on the right part of the website for downloading it?

I just looked up my Land Registry document and I can still download it for £3.

It also still says the fees are £3 here:

And this is what I see when I visit the site on my phone (I have cropped out the top part with my address on it):

On again, you come to my rescue. Looks like I've been on an entirely wrong website. If you Google "UK land registry* the first thing that pops up for me is a website titled HM Land Registry Online....but it doesn't have a government address.
Thanks so much for your help. Now here is just hoping that this isn't a fake website that just stole my card information

So I'm looking at the proper website now.  Will the £3 title register be enough? There is an info box on the right that says it is only good for information purposes and is not a guaranteed copy and if we need a guaranteed copy why have to apply for it.

Be careful with that sort of thing in general. It happens a lot.

Ooo...good to know. Thanks so much for the warning. Something similar happened to a friend of mine when she tried to order something off the NFL website. Nothing has come out of my account yet, but I might still call the bank.

And thanks so much Ksand24! I double checked what the land registry I ordered looked like when I got one for FLR (we were closing on a house, so my in-laws offered us accommodation in case it fell through and needed their registry). It said the same thing as this one does. My husband still wants a proper copy though. He says he remembers us emailing our solicitors and the solicitors said that they don't automatically issue official registries for sales anymore....I find that hard to believe though. How could having proof you ownt he property NOT be a part of the transaction?
Anywho...thanks for the help everyone. One less thing on to do list :-)

Yeah, they just send you an electronic copy of it now and I believe that is the official document.

When I bought my house in 2016, my solicitor emailed me the Land Registry document as a PDF file.

Ahhhh, ok! Hopefully we have that. He has been working till midnight in London, only got home last night, and then had to go back to work this morning - so has been no time to physically check. Thanks so much!

Oh...this actually brings up a question that was brewing in my mind. If its already an electronic file (like that registry or the registry I ordered), do we have to print it out and scan it again? Or can we upload it as is to the application?

Well, you’ve just ordered another official copy from the website anyway, so it’s not really an issue if you don’t :).

I don’t know for sure as I haven’t seen the set-up for the new upload service, but I would hope you can just upload the electronic file, since it seems a bit pointless to print it and scan it into the same format as the file you already have.

Huzzah...some good news. Husband eventually found the official copy  Kind of irrelevant now, but made me feel tiny bit better.
