Fiancee Visa: Housing (rental) letter question

Good day everyone! I've poked around quite a bit but now I can't remember if I've seen anything particularily like our situation.

My finace lives in Oxford in a two-bedroom rented house. The problem is that his lease is up at the beginning of August, and we were hoping to move me over sometime in mid-July. We will continue the lease if they will allow me to have my cat there (who would be coming over in October or so given the PETS timeline), but will have to look for alternate housing if I cannot.

Thus the issue with the housing letter. Does anyone know if: a) a letter from his landlord stating that it is OK if I live there until the lease is up and b) a letter of housing support from his best friend stating that we can live in the house he owns (if we do not find suitable housing before the lease is up) would fit the bill?

BTW, I fully expect that we can find an apartment or house to rent, just perhaps not before I make my application.

The friend would need to provide proof that he owns the house.
