Well, we failed to take the advice of The Honest Agent, and ended up using CWPL on the mistaken impression that they were the same solicitors that the sellers were using, and that therefore things would go faster. Most things have been okay so far (nothing like the disaster stories I've read on the internet) but I am still nervous about the whole transaction.
They have made my husband absolutely livid a couple of times. First, they failed to say in their letters that some documents needed for an identity check had to be certified by the estate agent until after they received the first batch, and then accused me of not following instructions. Then, they decided they need a copy of the valuation report even though we had already talked to them on the phone and sent a follow-up letter (2 weeks ago!) to explain that our lender does not normally release the report unless there is a problem. Even though they have five different phone numbers where they can reach us, they only called one, on Monday, and left a voice mail which we didn't know we had. They didn't try to contact us again until late yesterday afternoon when it was far too late to do anything about it. My husband called to complain and they basically told us that we should have known that the bank was in the wrong. WTF? Isn't it THEIR job to tell us when things are missing?
I'm just hoping that nothing else goes wrong. We have to exchange contracts by the 21st of July (something to do with the fact that the house was reposessed) and we have tickets to go see my dying uncle in America in August. And if we don't get this stuff taken care of, we'll be homeless!
