Exulsive acces to a property

I have a question regarding the exclusive access to a property requirement on the spousal visa. I currently live with my mother and rent an extension from her. My name is on the tenancy agreement. The visa application states that we need exclusive access but it does not need to be as elaborate as a flat. Would this qualify? It is a big room with private shower and toilet, I do however share the kitchen with my mother.

Exclusive access means no one is sharing it with you, I believe. So this should be fine. Even renting a room from your mother, assuming that's for your exclusive use, would probably be ok.

I think with spousal visas, they're looking to see that there's enough bedrooms to house everyone adequately--it's fine to share common rooms like kitchens and such, as long as you and your spouse have a bedroom to yourselves. They just don't want overcrowding in the houses, and I was told that they look mainly at the number of bedrooms instead of the rest of the house.

Yep, Kittenfish is right.  You can share everything but a bedroom provided there's enough bedrooms for everyone.  I think it's two people max per bedroom for adults and kids above a certain age, and one bedroom for the couple applying.

Thanks guys! I was concerned because on the fiancée visa it states elusive access to a room but on the spouse is says elusive access to a property! 

I have just noticed though that my name is not in fact on the tenancy agreement. What would I need for a spousal visa? copy of the tenancy agreement, letter from tenancy holder giving permission for her to stay and a letter from the house owner also giving permission?

That's pretty much what we sent.  Permission from both the people on the lease and the landlords and a copy of the lease.
