no hot water -- what did i do?
« on: December 22, 2009, 09:16:54 PM »
Hi folks :)  We moved into our temp. apartment Saturday and the hot water was working fine through Monday I believe.  Now it seems I can't get any hot water out of the faucets or shower.  I've checked all the heater on/off buttons and they're all "on."  Our water heater looks like a standard water heater.  I can't make heads or tails of the fuses, but everything seems to be on there too.  I've also turned off all appliances that might use hot water (washer/dryer and dishwasher) but the underfloor heating is still on.  Any ideas on what I may have done?  Thanks!

could be a couple things.

-Is it pay as you go? If so, when you top up on it,you need to hit the reset button on the boiler.

- Is the boiler on a timer? If it is then it will only turn on hot water/heat during the time its set to.

I had no idea there was such a thing :/.  Our stay is paid for by my hubby's company, so I can't imagine it's a pay as you go thing. Is there any way to tell?

This could be possible, but I don't see any sort of timer.  Where would I look for it?

Is it gas or electric? If it's electric, if you're on a card meter, it's not out unless you can't use other electricity.

Are any lights flashing on the boiler or on the meter?

As others have said - maybe you need to put money (coins) in the meter.

Good luck!

You've been away too long.  Most pre-paid meters use cards now.  You go to a store and top them up.

timer is usually a round nob with numbers with little tabs you can push in and out near the numbers to program when you want it on and off...hope that makes some kind of sense!

I happen to have a picture of ours from another thread.  The big dial on the right is the timer.

I don't know if it could be the timer though.  Wouldn't she have noticed it going off before now?  Do some people have their hot water on a timer?

If its a pay as you go, there will be a box somewhere. (usually its on the outside of the house or if its in an apartment it will be inside in a closet usually) You will see a little slot to slip a card into (same size as a credit card)

There's absolutely no place to put in a card or coins, and the estate agent didn't mention anything about that.  He just said not to touch the little buttons with red dots on them, which I"ve been very dutiful about :)

It seems to be an electric heater.  I saw some lines running out of the heater and straight into where some of the on/off switches are (they're both on).  There's no evidence of a gas line anywhere in the apartment (electric stove, electric oven, etc.).

I did find some kind of little knobs on the same panel the fuse box is on.  I'm guessing that it's somehow related to the water heater.  There was a day setting (which was set at +4), and a night setting (also at +4).  The +4 seems to be the highest the knob will go.  The day setting has a green light lit up, and the night setting has a red light lit up.  The max temp is set at 40c.

right, in my old flat I had the same set up. heater was electric, no gas in the flat. It seems to be a timer problem. It took me ages to figure it out as well when I had it. I had to look at all the dials to figure out how to turn the time off!

Is there a property manager you can call?

I busted out the flashlight and kidnapped an end table to stand on to get a better look at those little knobs I found.  It seems the +4 wasn't the highest setting on them.  They day knob had a tiny gray "const" written at the further turning point on the dial, so I turned it to that, and the night one was blank, but had a tiny red line to turn it to.  So in a while, I'm going to have hot water, no hot water, or someone will see a pillar of smoke around the Kew Retail Centre.  Thanks for the tips :)  If nothing works I'll call someone and be pitiful in the morning.

Best of luck.  We've not had the most reliable heat and hot water in our new flat, and it's not nice to go without.

Thanks :)  I found a website for the place we're at, and it seems to be a planned community of sorts with separate lease holders/owners, so there's no "building super" so to speak.  I did find that those knobs I found only increase the temperature of the underfloor heating, but not the boiler.  The boiler instructions read like something in a foreign language, but I think it's got something to do with the timers y'all mentioned.  If my husband has hot water for his shower in the morning, I'll know that's the issue and I'll call the real estate guy and get it fixed.  Hopefully I can keep the kiddos under their covers tonight :)  If not I'll pop one in bed with dad and I'll curl up with the other.
