We have been through this before on another thread. That may be what an inspection is in the US, but that is not the case in England and landlords should know the laws of the business they have entered.

As I also said on there, the inspection is only to see what repairs the landord must do, not to see how the tenants live. They don't have to clean and if they want to leave their skid marked underwear around, have  a loo that isn't flushed, cook cabbage just before the inspection etc then that is fine as a landlord cannot tell a tenant how to live, because every tenant "has the right of quiet enjoyment of their home".

Under English Housing law, they don''t even have to let the landlord have an inspection, but they then can't complain to the council that the landlord is not carrying out his/hers repairs, if they have not let the landlord look at the repairs.

The only requirement is that they give the property back in the same condition it was given in, less fair wear and tear. They don't have to clean their home at all during the entire tenancy, if they don't want to. They only have to clean it to the standard it was given in, when they move on.

And as I also said on the other thread, gone are the days of the landlords keeping what they like from the deposit as that was stopped due the rise of the "me too, buy to let" landlords, who failed to learn the Housing laws. That happened about 2007 I think? ATM,  most professional landlords are worried that these new type of landlords will bring in registration of landlords in England, as Wales has just had to do.

Hassle your tenant, and it is you who have committed the crime.

I approve of this cat.

She just told us to do a better job in the garden to get it back to how it was when we moved in (but bushes and trees grow?) and took note of all the things she'd be fixing and already knew about them.

Not bad.  Here is the actual sentence:

  “I needed to iron a shirt and indivertibly walked on the squeaky floor board outside of his bedroom.”

Yes, my husband irons.  I refuse to buy or own clothing that requires ironing.  Permanent press needs to catch on here!

Is the landlord not responsible for maintaining the garden then?

Jimbo is going to need more than a cat in his life. ;)

I've done my fair share of helping at cat rescue, out all hours trying to catch the cats that have been dumped in the countryside, because... they can't find cat owners to help, so they ask the dog owners. Why don't cat owners want to help with cat rescue? :o

I knew we were responsible for the hedges and lawn mowing and keeping it generally tidy, I didn't realise it included trimming back trees and bushes when I have no knowledge of how to do such things!

It's the catching them that was the problem, them and all their kittens. You have to be around in the early hours of the morning when the traps go off, before the weasels kill them. The foxes were quite good at catching them too.We also stayed up all night a few times to catch dumped dogs, as the sheep farmers around there were not happy with a loose dog.

If I had known you then, you would have a got a few black adult cats. ;D  Noboby wanted them because apparently  they are not pretty enough. >:( I kept three, but my poor friends also took some. A friend of mine worked at a dog rescue and took home the adult black dogs, for the same reason. When she reached 9 dogs, she had to stop helping at the kennels.
