Is it difficult finding a rental property

Hello,

We are going to be moving to either Bedfordshire or the Peterborough area, in a month or so. I am a Dual UK/USA citizen and have received job offers as a teacher in both areas. I have come across some issues when it comes to looking for houses to rent. I left the UK before I established credit, and I dont have anyone to co-sign for me. Every house I have contacted said I need 6 months rent up front, which frankly I don't have. I know you can try private, but I haven't found anything yet in those areas.

Does anyone know of nice areas around Bedford/Hitchin/Dunstable area or near Peterborough?

Did anyone else have trouble renting houses in the UK with no Uk credit and no co-signer?

We are a family of four and our children are 6 and 4. We also have another problem as we have a black lab, and most houses say NO PETS.

I am getting concerned that we wont be able to get a house unless we have the 6 months rent upfront.

I think you are going to struggle without the 6 months upfront- I know not what you want to hear. It might be worth seeing if you can talk to the head of the school you will be working at to see if they have any local contacts to help with the hunt. The dog is an added problem, but can be overcome. Sometimes NO PETS can be negotiated-don't automatically rule them out.

We just moved about a month ago and we were even turned down offering to pay 6 months up front!  Those were smaller agencies that turned us away, just weren't used to dealing with international folks (despite our area being full of corporate expats).  We found that once we raised our price point and looked at more expensive homes that many locals would struggle to afford, it became much easier and the agents and owners were happy to take our money.  We didn't try any private landlords, of which there were few.

We also have a large dog and found that pets can be negotiable, but we did have to pay a significant pet deposit and agree to pay for a professional deep clean upon vacating the property. 

In short, money talks and if I wasn't in the position to cough up the dough, it would have been very difficult for us (we're in Hampshire).  YMMV!

One other thing, we didn't have a local bank account and that was a problem as well with the smaller agencies but the larger agencies were fine with us doing an international transfer for the initial deposit.  Banks here like a local address before they'll open an account for you so it can be a bit of a catch 22 at the beginning!  Once you get the rental contract the bank account's a breeze and life get's much easier! :)
