Only me on the lease - but I am the sponsor and do not have a mortgage so surely I do not have to invite him to live with me? If you think I do, I will put in a covering letter from myself?

You will only have a lease if you are renting it (a tenancy agreement).
If you rent, you need to include:
- tenancy agreement
- letter from the landlord giving the applicant permission to live there (since they can't legally be on the lease yet)
If you own the property, you need to include:
- your Land Registry document showing you are the homeowner
- latest mortgage statement if you have a mortgage
- you don't need to write a 'letter of permission' specifically, but your sponsor letter would state that you own it and will live there together.
I really have no idea why they're asking for a property inspection though, especially if you own it.
Another question - if this is all they are asking for - are they likely to ask for anything else or is that it???
They should just send the one email. However, if you realise you have left anything else out you could always include it as well, just in case they will consider it.
