Nice to meet you!  Congrats on your success and finally being able to continue your life in amazing and beautiful England!  It's also nice to know that you were approved with your boat accommodation which was a little worry of ours wondering if they would not consider a boat to be ok.  We have lived aboard our boat for 2 1/2 years now having sailed together across the Atlantic to Europe.  Congrats again to you and your husband what a wonderful place to retire!
Cheers!

Not exactly.  We didn't even own the boat when we put in our application.  However, we are now paying council taxes, and have a physical address at the marina so I don't think it will be a problem.

You don't even know. I've had like three family gatherings cause of the 4th of July, and I keep getting "when are you going to hear back?"

Me: "Well if the gods are merciful, this week..."  ::)

Lord I miss my sailboat! What kind of boat did/do you have? Mine was an Irwin 32.5.

Wonderful! I sailed a 40 foot Beneteau around the Hawaiian islands. Sailed from the Puget Sound to Sanfransisco then across to Hawaii.
If you manage to get up near Inverness, please message as I'd love to meet you and your boat!

That's what people usually do.  :)
You didn't need the property inspection report, actually, that's really only necessary for situations like houses of multiple occupation.

You did send her land registry document and a letter from her granting you permission to live there?

Yes we sent land registry, council tax bill, a letter saying she owned the home outright, a  house inspection and a letter from her and signed stating we could live there. We were meticulous in our entire application and if it gets denied, there's no way we could reapply because we literally submitted everything!!!

While a house report is listed as a possible document you can send, I've never heard of anyone actually needing one. People do send them, but they aren't necessary.

It is illegal for you to be named on the lease without a visa. If a landlord rents to you, they can be fined £3,000 if they don't have proof of your visa!

Can they not just put your husband's name on the lease and then add yours later when you have your visa?

That's what often happens when the UK citizen is already living in the UK and has been renting for a while before they apply for the visa... they get their US spouse's name added to the lease after they have moved to the UK.

Thanks for all of this info. I feel like since we've started an application for me for the rental house, it will be hard to back track and I'm just hoping the landlord will allow my husband to be on the lease and to add me as soon as my visa comes. The letting agency sucks majorly and are horrible at geting back to us!!! We still don't know what their thoughts are on me not having my visa and still being able to rent this house. I paid priority Saturday and suvmitted my visa application about a month ago so I'm hoping I will only have to wait another 2-3 weeks if I'm
Lucky?! Does anyone think that's possible?

For us, this was the most maddening Catch-22 (is that term used in the UK?):

The route we took for the visa, which was successful, was what Ksand and larrabee note: getting a letter from my in-laws inviting us to live with them, along with the land registry document that they own their home.

It felt like lying, because we have no plans to actually stay with them, but we also were transparent in our application by adding a statement that we would be looking for a rental in Oxford, while her parents in Bath have invited us to stay with them if necessary.

I'm hoping the house rental works out for you and your husband!

Thank you! Yes it feels a bit like lying but we will be staying with her for at least a night or two and as someone else said, they just care that we won't be homeless or displaced!

You could also ask whether he will can be named as a "permitted occupant" as opposed to a tenant which is allowed under visa right to rule regulations
My husband is a British citizen. Can I be named as the permitted occupant? If my visa is only a few weeks away, may it be worth it to wait?

Yes if your landlord and agent are willing to do it as it's not the same as needing right to rent for a tenancy which is what you can't do until ou have your visa

So we got our marriage visa yesterday, we are so pleased but I have a question.  When booking a ticket are we expected to book a return or just a one way?  If anyone could help we would be grateful

Doesn't matter, whatever works for you!

Often people will book a return as it's cheaper.  They either don't use the return flight or book it for when they know they want a visit home and then book another return.
