I've just had a quick look but you will need to send her original passport and a certified copy of your bio page.

You will need a letter from the landlord granting her permission to live with you in the house.

You don't need the utility bills or so many photos. Send a handful at most.

Also, the cover letter is way too long.

All you need to say is something like:

“I was recently refused a spousal visa due to incomplete financial documents. Please find enclosed the refusal letter and our revised financial documents, which should now be complete.”

Oh, you also need to include all boarding passes from trips to see each other and any cards/letters you’ve sent to each other.

I would also send your original job contract and latest P60.

I just answered this question as YES:

Have you been refused a visa for any country including the UK in the last 10 years? YES
Please Enter Details
SETTLEMENT   06 Dec 2017   LETTER FROM EMPLOYER WAS MISSING IN APPLICATION

Have you been refused entry to the UK in the last 10 years
(for example at a UK airport or seaport)? FOR THIS QUESTION I SAID NO. hope all is correct now.. Could you please confirm?

That's right presuming she hasn't actually been refused entry at a port!

thank you all! will shorten the cover letter.

- I have a P60 form
- will send her original passport
- my landlord lives in India at the moment. It might be so difficult to get a letter with a wet signature:( would that be a reason for refusal again if we don't include it? or an email would do?
- we dont have boarding passes either:(

You MUST include a letter from the landlord, because you are required to provide evidence that the named applicant has permission from the homeowner to live in the property.

The landlord letter really should be a wet signature, but if you really cannot get one, you may be okay with a printed PDF letter signed electronically. It must be dated within 28 days of the online application submission date.

If you don't have boarding passes, what about your flight e-tickets? The more time you can show that you have spent together in person, the stronger your application will be.

As your wife is not from the USA, she may be required to have an English test and medical exam.  I’m not sure of those requirements.

Okay, I'm back home now, so can answer properly.

In regards to cover letters, there are two letters you can include. One is mandatory (the sponsor's letter) and the other is optional (the documents cover letter).

The sponsor letter should include the following:

Paragraph 1: your eligibility to be a sponsor (UK citizenship)
Paragraph 2: your employment information and which financial category you are applying under
Paragraph 3: where you will live in the UK (address and property details)
Paragraph 4: a very short history of the relationship (where/when you met, where/when you got engaged and married, how you communicate with each other/how often you see each other, and reasons for choosing to settle in the UK

The documents cover letter should be something like:

To The Entry Clearance Officer,

Please find enclosed my application forms and supporting documents for a settlement visa to join my spouse in the UK. I would like my visa to start on X date, as per the Intended Travel Date on my online application.

On December 6th 2017, I was refused a spousal settlement visa due to having incomplete financial documents. I have now rectified this and am including all of the required documents.

The following documents are included in this package:
(list of documents)

Yours Faithfully,

Your Name.

_________________________________________________ ________________________

In regards to the documents that need to be included, you should have:

Applicant -  I assume she will submit all these at her VAC appointment
- Her actual passport
- All her previous passports
- a recent passport photo
- printed online application
- Appendix 2 form
- IHS surcharge receipt/number
- English Language test results if required
- TB test results (you mentioned before that she is from Georgia and people from Georgia do need a TB test for the visa: https://www.gov.uk/tb-test-visa/countries-where-you-need-a-tb-test-to-enter-the-uk)

Sponsor
- copy of the bio page of your UK passport
- your letter of support for the visa (as above)

Finances - assuming Category A
- 6 full months of original payslips showing at least £1,550 on each one... the latest dated no more than 28 days before the online application date
- 6 full months of original bank statements showing the deposit of every single payslip... the latest dated no more than 28 days before the online application date
- Letter from employer dated within 28 days of the online application date, confirming ALL of the following:
i) employment and current salary
ii) length of employment
iii) length of time earning current salary
iv) type of employment
- original job contract
- latest P60

Extra:
Letter from their accountant (explaining the human error they made on payslips by choosing "paid bycheque rather than paid by banktransfer")

Accommodation
- current tenancy agreement
- letter from your landlord giving the applicant permission to live in the property

Relationship
- marriage certificate
- 2 photos of you together
- any and all divorce decrees if either of you have been married before
- all your flight tickets or boarding passes
- any cards/letters sent to each other
- a selection of online communication screenshots, maybe 2 per month from the last 2 years, pasted in a list on 1-2 sheets of paper per communication type

ksand24, thanks a lot again!

what we are missing at this stage are:

- job contract (isnt a detailed letter of emlployment + stamped payslips + p60 and other documents from their accountant enough?)
- boarding passes, but we have so many flight tickets which we added already
- letter from landlord (hope I can get hold of the landlord:(, what if i cant as he is jetting around the world because he is in property business and travels a lot)

other then these, we have all the documents you clearly outlined.

The job contract isn't mandatory - but it does say in the official guidance that they can ask you to provide it, so we usually advise including it if you can.

For the boarding passes, I didn't see that you already had the flight tickets in your list... so I thought you hadn't included ANY evidence of trips to see each other. If you only have the e-tickets, then include them, but if you do have any boarding passes, they are better to include than the e-tickets, because they show you actually got on the plane.

what if i cant as he is jetting around the world because he is in property business and travels a lot)

The landlord letter is mandatory, so if you can't get hold of him at the moment, you may need to wait until you can get hold of him and get a letter from him before you apply for the visa.

As I mentioned before, don't rush this application... if it's going to take a few weeks to make sure you have everything, then you'll have to wait to apply.

A scanned copy won't be acceptable, unfortunately - all documents need to be original or certified.

Is there any way he can post it to you instead (i.e. by FedEx, UPS, DHL)?

If he absolutely cannot post you an original, you might be okay with an emailed copy, but I'm not sure I would risk it.

Applicant-uk, did you notice this post? Georgia is not on the list of countries exempt from the English language requirement.

https://www.gov.uk/uk-family-visa/knowledge-of-english

The landlord letter should really have a wet signature.
