Well, the Supporting Documents Guidance states the following:

Details of the accommodation that you and your sponsor intend to live in and permission for you to stay there along with evidence of any other occupants
This could include:
 Land Registry documents
 mortgage statements
 rent book or tenancy agreement
 council tax statements
 property inspection report
 utilities bills
 accommodation details with a supporting letter from the occupant/ landlord confirming that you are able to stay there

However, they are just suggested documents, and the following are not and have never been required:
 council tax statements
 property inspection report
 utilities bills

Yeah, it's misleading, because the document just says 'could include' for a lot of things, not MUST include.

If you read the MAA requirements I linked to above, there is no mention of any of those documents in the actual accommodation rules. It just says you need permission from the homeowner to live in the property.

Should be fine - you either need the Title Deeds or the Land Registry document :).

The date you submit your online application is your official application date, so as long as the letters are dated close to your online application date, you'll be fine.

It should have the full date, including the day, month and year, just like any other letter.

For the financial evidence, where the period you are relying on ends with the date of application, the most recent documents must be dated no more than 28 days before the online application date.

Hello, re the requirements of the visa application for xxxxx:

I am a UK citizen (certified passport copy is within evidence pack).

I meet the financial requirements laid out in the relevant employment category (self-employed).

I reside at my mother’s property, a 4-bedroom, 2 lounge bungalow located in xxxxxx, xxxxxx. The full address is listed above.

My relationship with xxxxxx started in July 2017, when we met online. My first trip to the USA was in August 2017, and we have met 5 times since then for extended periods (including my 6 week stay 3rd Jan to 18th Feb 2018) and keep in contact on a daily basis via WhatsApp & email. She wishes to settle in the UK as she likes the Country, and it is the most practical solution, my having access to a property, as well as a successful UK based business.

Your letter needs to be more detailed. You need to explain in full how you meet each requirement, what income amount you are relying on, what documents you are supplying etc., along with the full details of the accommodation, plus the details of all your trips to see each other, along with the date you got engaged and the date and location where you got married.

For example:

To The Entry Clearance Officer,

I am writing to sponsor my wife's application for a settlement visa to join me in the UK. I am a UK citizen and have lived in the UK (or whichever UK country) since birth (or explain where you've lived if you have not lived in the UK since birth).

I meet the financial requirements under Category E of the financial requirements, using my self-employment income. I am a director of [company name] which I set up on X date/has been trading since X date. I am using my self-employment from the following financial year (give dates) to meet the requirement. During (said financial year), my total pre-tax income after expenses was £X, which is shown on (my tax return). I pay myself an income of £X/dividends of £X and am providing my payslips/dividend vouchers and bank statements to show this (or however you pay yourself). Please find enclosed in the document package all the required documents for Category E.

Once the visa has been approved, my wife and I have permission to live with my mother at her property in (town, country), located at the following address [list address]. This is a 4-bedroom property, which will house myself, (wife's name) and my mother, and will therefore not be overcrowded.

My relationship with xxxxxx started in July 2017, when we met online. Sorry, might be crossed wires here.... Yes, I understand it's a guideline format (very gratefully received), but my additional query was whether the two separate £X mentions were both salary or one being company t/o and the other salary.
