Help to Buy, Shared Ownership and No Public Funds

Hello,

So, circumstances during the lockdown meant that we have to look for a new place to live as the landlady wants to sell up, and we saved enough money for a nice deposit on a shared ownership property. My husband and I both have Help to Buy ISAs which we plan on using as part of our deposit, complete with the 25% government top up.

I've looked through the immigration guidance (I'm on my 2nd FLR(m) and will be applying for ILR this coming February), and as best I can tell, buying a shared ownership property through a Housing Association doesn't violate the NPF rule, but I can't see anything about Help to Buy. Does anybody here have experience using Help to Buy as a non ILR immigrant?

The Help-to-Buy ISA bonus is not considered public funds.  However, be prepared to have difficulty being included in the mortgage before you get ILR.  It can be done, but in many cases, the bank will want a higher deposit and you may not be offered the most competitive interest rate.  It might be advantageous for your spouse/partner to apply based solely on their income.  Some here have recommended working with a mortgage broker to sort out the best option.  In my husband's and my case, our house is mortgaged based solely on my husband's income because I only had FLR at the time and the banks we talked to wouldn't even consider me.
9/1/2013 - "fiancée" (marriage) visa issued

5/6/2013 - FLR(M)#1 in person -- approved!
8/1/2016 - FLR(M)#2 by post -- approved!
8/5/2018 - ILR in person -- approved!
22/11/2018 - Citizenship (online, with NDRS+JCAP) -- approved!
14/12/2018 - I became a British citizen.  :)
