Mortgages in UK?
« on: December 01, 2003, 10:54:15 PM »
Anyone get a mortgage over here, and if so how did you go about it? I am looking for a 100% mortgage. Any help would be great. I am in Cornwall.

Ben

Well, a lot of questions popped into my head about qualifications...it all boils down to you pounding the pavment to ask the lenders. I'm not going to venture a guess on 100%...just because I initially chuckled at the thought doesn't mean somewhere sometime somehow someone wouldn't give it to you. You can only ask.

I've no exerience in 100%...every mortgage I've even taken out has had some sort of deposit (typically 10%), and that's with collateral and a good credit record.

I think the highest mortgage you can get is 95% and to get that the earnings of both partners are taken into consideration , its about 3 times your combined salaries.   Maybe you should first try a broker who will be able to get you quotes etc from quite a few companies at once.   Good Luck :)

You can get a 100% mortgage from some companies I worked in the mortgage department at nationwide a couple years ago for a summer job and I am pretty sure they did them, if not, I had a quick look and Royal Bank of Scotland and Bradford & Bingley will do them for you, both good big name companies. Apparently Northern Rock will lend you up to 120% of the property’s value if you really need it so they might be worth looking at too.

Just go into one of those companies near you and speak to an advisor and they can give you the relevant application forms. You'll obviously need a fair amount of proof of your income and that sort of thing - but all of the companies will give you a comprehensive guide to getting the mortgage once you go in the store.

Good luck...

Well I can verify that 100% loans do exsist.  I would speak to a financial advisor (or two, they can't always be trusted...).  Another option that we went for and which knocked the payments down quite significantly was something called 'vendor pays deposit'  where by you get the person selling the house to cut the price by 3 or 5 percent and that money is used as a deposit.  They have to agree to it when you put your offer in, but we didn't have any problem with it.  Your mortgage is still for the full value of the house, but the bank takes the price cut as a deposit.  Just a suggestion.
