Building regulations

okay, our bid on the house was accepted, and we've had a full survey done.  It's been returned with loads of issues (some we knew, some we didn't) and a lot of that comes under a different topic.  The one I'm asking about now is:

One of the downstairs walls was altered.  They took part of it down, as well as a doorway, in order to expand the kitchen space into the utility room space.  There's an archway there now.  The surveyor said to check with our legal advisor as to whether or not planning permission was acquired for it.

Now, as far as we know, "planning permission" as such is only needed for changes made to the outside of a building.  However, we know (or, have been learning on the fly here!) that they would have needed to make sure that building regulations were followed when they did this work. 

So our question is, where do we find out whether or not they did that?  We have already done our own short search for planning permission requests, and obtained the one for the conservatory (which turned out not to be needed, so they actually didn't have any paperwork there, just that the request was put in).  Is there another database for building regulation issues?  Or - what?  :D 

Any help would be appreciated!  And yes, we do have a solicitor, and they're running whatever searches they normally do, but they're moving glacially and since we've found out about this issue, we'd like to know what's up with it ASAP.

Not sure if it helps or not, but...

Sometimes how much planning permission is needed (inside or out) depends on how your home is listed.  What I mean is - is it a Grade I or II Listed Building, or is it in a Conservation Area, etc?  Our house is not Listed, but in a Conservation Area.  So we have to check with the council for the restrictions on things for that, before we do stuff to the house (to the outside in our case).

Our loft is semi-finished & was when we bought the house.  The surveyor said it didn't appear there was any planning permission obtained for what loft renovations were done.  However, we had a loophole in that the loft conversion (or semi-conversion) here actually pre-dated the regulations for planning permission, so there's no way planning permission could have been obtained if it wasn't required at the time of the loft conversion.  In that case, we don't have to worry about it.

Your solicitor should be able to advise you accordingly & let you know about any databases, etc or whatever for that.

Thanks for the response, MrsRobinson!

It's not an old property- it was built in 1975 or so.  It's just that they took out a wall without checking building regs to see if it was load-bearing, and now it's going to take a couple hundred pounds to figure it out 'officially'  (ie, with the accompanying paperwork saying yay or nay). 

I think we're sorting it out now.  We're changing our bid on the property, which is a topic all on its own, so we may or may not actually get the place now.  We'll see!
